More listings gave buyers a little more room in part of Bernalillo County
The biggest shift in this market right now is in ZIP 87104. The Real Estate Data Aggregator counted 58 homes for sale there in the three months ending August 31, 2026. That is up 45% from the same months of 2025. More choice for buyers means more pressure on sellers to price carefully.
That rise in supply came with a price drop. The Real Estate Data Aggregator put the median sale price in 87104 at $365,000. That is down 15.1% from the same period in 2025. Prices did not fall everywhere, but they fell here.
This is not just a local story. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Active listings across the country grew 5.5% year over year, topping 1.16 million homes for sale. More supply, more cuts. That pattern is showing up locally too.
How 87104 looks up close
The Real Estate Data Aggregator counted 40 homes sold in 87104, up 2.6% from the same months of 2025. Homes are still selling. The median days on market was 38 days, actually 3 days shorter than a year ago. But buyers had more to look at, and the median price reflects that.
One honest admission: the share of homes that went under contract within two weeks of listing dropped 8.2 points, to 18.6%, according to the Real Estate Data Aggregator. Fewer homes are snapped up quickly. Buyers are taking more time to compare.
How nearby ZIP codes compare
Not every part of Bernalillo County moved the same way. The Real Estate Data Aggregator shows 87102 and 87106 each told a different story in the same period.
| 87102 | 87104 | 87106 | |
|---|---|---|---|
| Median sale price | $285,000 | $365,000 | $425,000 |
| Price change vs. 2025 | Up 14% | Down 15.1% | Up 11.8% |
| Homes for sale | 78 | 58 | 97 |
| Inventory change vs. 2025 | Up 2.6% | Up 45% | Down 26.5% |
| Median days on market | 70 days | 38 days | 56 days |
In 87102, the Real Estate Data Aggregator counted 46 homes sold and a median sale price of $285,000, up 14% from 2025. Inventory there rose only 2.6%. In 87106, the median sale price hit $425,000, up 11.8%, while homes for sale actually fell 26.5%. Less supply, higher prices in that corridor.
So the county is not moving as one. One ZIP gave buyers more room. Two others tightened or held steady.
What this means if you own a home in 87104
When buyers have 45% more homes to look at, they compare more carefully. The Real Estate Data Aggregator shows sellers in 87104 still got 98.7% of their list price on average. That is a solid number. But it holds only when the price is set right from the start.
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That adds to the pressure buyers already feel. A home priced too high sits longer while buyers weigh their options.
The Real Estate Data Aggregator counted 43 pending sales in 87104, up 4.9% from 2025. Buyers are active. They are just pickier than they were a year ago.
- In the three months ending August 31, 2026, ZIP 87104 saw inventory jump 45% and the median sale price fall 15.1%, per the Real Estate Data Aggregator.
- Homes are still selling, and sellers are still getting close to list price.
- But with more competition on the block, presentation and realistic pricing carry more weight than they did a year ago.
One more thing worth knowing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP as a whole. If you want to know what is happening closer to your front door, reach out and I will take a look.
